			<content:encoded><![CDATA[<p>There is a myth circulating in the Las Vegas real estate investment industry.</p>
<p>It is the idea that earning money in real estate is all about selling property. Making money in real estate is not always about selling – it is also about buying! Buying a property at the right price and with the anticipation of appreciation can provide you with a far more profitable income source. This approach reflects the true adage, “ Give a man a fish and you will feed him today; teach him to fish and you will feed him for the rest of his life.”</p>
<p>There is a solid, tangible model that we can reference to prove that this approach really works. In the 1980’s investors bought assets that became available under the Resolution Trust Corporation (RTC). Fast forward to the present, and it is easy to see that those purchases were exceptionally good business decisions. They paid off very well for those who had the foresight to buy those assets with an eye toward the future.</p>
<p>If only those low real estate prices could be found today… in fact, they can! Commercial real estate in Las Vegas stands at historically low rates, leaving the door wide open for investors whop hope to repeat the success of the RTC investors. Purchasing quality real estate now is the key to reaping significant dividends later. Good cash flow and the low prices we are seeing today combine to make it a safer buying environment than investors have seen in quite a few years.</p>
<p>Follow the example of the 1980’s RTC buyers and look for properties that carry low asking prices now, but that will gain valuable tenants and appreciate over the coming years. Your future self will be glad you did!</p>

During the interview, Carol was able to present some of the MDL Group’s ongoing community outreach projects, update listeners on the current state of the Las Vegas commercial real estate market, and give some of her own thoughts about what brokerage, property management, and other supporting businesses are doing to attract commercial activity to Las Vegas. Here’s an overview of Carol’s interview:</p>
<h2>Las Vegas Community Efforts</h2>
<p>The MDL Group believes in building the future from the ground up. This means getting involved in educational and character-building projects like Citizens for a Better Nevada; the Hero School; Boy Scouts of America; and the Police Athletic League. In Carol’s words, the motivation for participating in these efforts is the responsibility to “pay it forward” – the greatest way we as a group can thank those who taught and mentored us is to do the same for the next generation.</p>
<h2>Business in Las Vegas Today</h2>
<p>It’s no secret that the nation is in recovery from the economic fallout that started in 2005, and Nevada has been hit harder than most other states. Along with the highest unemployment rate in the country, Nevada has both tenants and landlords that are suffering from lost income. Carol had some great ideas for ways that tenants and landlords can work together to rebuild their businesses, including:</p>
<ul>
<li>Exchange of business advice and feedback. Although landlords and tenants should avoid partnerships based on gross receipts, it is always to a landlord’s advantage to encourage a tenant toward excellent business policies and customer service.</li>
<li>Good personal relationships. A relationship build on trust will be more likely to withstand hard economic times and bounce back stronger than before.</li>
<li>Effective property management is key. Landlords, particularly those who live out of state, need good oversight to help keep their tenants content.</li>
<li>Create good websites. Today’s economy depends on Internet publicity, so landlords and tenants alike should make informative, high-quality website development a high priority.</li>
</ul>
<h2>Looking To the Future</h2>
<p>We are excited about the future development of Las Vegas commercial real estate, and there are a few indicators that tell us things are getting better:</p>
<ul>
<li>The Lied Institute for Real Estate Studies, along with Zappo’s relocation to Downtown, brokerage firms, and various supporting utilities, are actively reaching out to potential businesses in order to make Las Vegas as welcoming as possible. The knowledge that these organizations provide, has let to many recently unemployed entrepreneurs choosing Las Vegas as the site for their next startups.</li>
<li>An increase in the number of medical and technological companies that call Nevada home ensures a future of economic development in the state.</li>
<li>Improvement of Nevada’s health care system has paid off. Many baby boomers are now choosing the exciting environment of Las Vegas as their retirement destination.</li>
<li>The reinvention of the downtown area and renovation of existing properties have made the city an exceptional place for businesses to set up shop.</li>
<li>Easy access to information from experienced brokerage firms, attorneys, CPA’s, property management partners, and other sources is encouraging people to go ahead and take the next step in developing their business dreams.</li>
