The right person is an experienced, dependable maintenance professional who can receive a work order, assess the issue, determine what is needed, complete the repair correctly, and communicate when the job is finished.
KEY RESPONSIBILITIES
Work Order Completion
- Complete assigned maintenance work orders in a timely manner
- Diagnose routine maintenance issues and determine the appropriate repair
- Provide updates on work order status and document completed work
- Identify issues that require a licensed contractor or work beyond the scope of the position
General Handyman & Repairs
- Door, lock and hardware repairs
- Ceiling tile replacement
- Fixture replacement
- miscellaneous property repairs
- Other general handyman work
Painting & Drywall
- Drywall patching and minor repairs
- Interior and exterior touch-up painting
- Wall and surface preparation
- Caulking and finish work
Property Maintenance & Cleanup
- Make small repairs to common areas
- Identify maintenance concerns while onsite and propose a solution
Minor Plumbing & Electrical
- Replace faucets, toilet components and other basic plumbing fixtures
- Replace light bulbs, ballasts, switches and similar components when appropriate
- Troubleshoot basic maintenance issues
- Recognize when work requires a licensed plumber, electrician or other contractor
IDEAL CANDIDATE
- Experienced maintenance technician, handyman or building maintenance professional
- Broad general repair knowledge rather than expertise in only one trade
- Comfortable working independently
- Able to troubleshoot problems and find practical solutions
- Owns basic hand tools
- Valid driver’s license and reliable transportation
- Comfortable traveling between commercial properties
- Able to use a smartphone for work orders, photos and communication
- Professional appearance and demeanor
- Understands the limits of their skills and knows when a licensed trade should be called
