Mission:
The mission for the Assistant Property Manager (“APM”) is to assist the Property Management team by ensuring both managers and support staff are supported in each of their respective roles. The APM should be able to fully execute property management duties in the absence of the property manager. APM should have excellent written and verbal skills and adhere to company policies, at all times.
Expected Outcomes:
- Communicate portfolio updates to Property Manager (“PM”), as needed
- Prepare Amendments for Lease Renewals and changes
- Delegate from the field tasks that need to be followed up by Administrative Assistant (“AA”)
- Assist in the collection of rent payments and eviction process
- Facilitate Tenant Move-in and Move-outs
- Assist with Budget and CAM Reconciliation process
- Must be willing and able to travel to various properties throughout the valley
- Assist with property inspections and identify and report to PM, necessary repairs to prevent issues from escalating (ex. Dying tree is reported to landscaper before it dies)
- Vacancies inspected at a minimum of one-time per month to ensure utilities are not being over utilized (ex. A/C not running, lights turned off, suites in good showable condition)
- Complete job walks with vendors, as directed

Education & Experience:
- Nevada Real Estate License and Property Management Permit Required
- High school diploma or GED
- 2-years commercial property management experience
- Must have reliable source of transportation
Work Environment:
- Job involves both in office and out of office work hours.
