- Conducts coaching process with your direct reports annually
- Conducts monthly development meetings with your direct reports
- Conducts weekly physical property inspections for safety, soundness, and cosmetic issues
- Conducts monthly property vacancy inspections
- Consistently holds third party property vendors accountable to service performance, at competitive prices
- Conducts regular onsite property inspection meetings with vendors
- Identifies and recommends operational efficiencies and cost reductions for assigned portfolio
- Complete semi-annual MDL Property Inspection Reports
- Conduct regular onsite Tenant visits for all Tenants assigned in portfolio
- Consistently reviews and approves Accounts Payable invoices
- Conducts monthly Accounts Receivable collections inquiries by telephone and email for assigned portfolio
- Consistently meets monthly Executive Summary deadline
- Consistently meets monthly pre-posting deadline
- Consistently meets annual budget, mid-year reforecast, and CAM Reconciliation deadlines
- Conducts daily monitoring of task system workflow, per written procedure
- Conducts and oversee miscellaneous projects, based on property needs
- Consistently delegates and supervises delegation to direct reports tasks and workflow
- Consistently hold direct reports accountable to timelines and procedures
- Conduct monthly development meetings with your direct report(s)
- Conduct monthly lease expiration review and/or negotiations six months prior to lease expiration all for Tenants in assigned portfolio. Complete and/or delegate preparation of Lease Amendments
- Conduct daily activity planning, daily accountability book ends, and task/workflow management
- Consistently shares “Lessons Learned” experiences with colleagues and direct reports
- Suggests ideas to Department Head make PM department more effective and efficient

Qualifications:
- Bachelor degree preferred or equivalent real estate experience
- 3+ years of Property Management experience preferred
- Nevada Real Estate License & PM Permit Required
Work Environment/Notes:
- Job involves in-office work hours Monday – Thursday 8:00am – 5:00pm; Friday 8:00am – 4:00pm
- Exceptional employee benefits – compensation to be discussed depending on experience
- Pay range: $65,000 – $85,000 yearly
