Sale Activity
In the third quarter, 50 office transactions closed with a total volume of $85,791,816.
The 50 buildings totaled 487,625 square feet, and the average price per square foot equated to $201.43.
Current market Cap Rates are reported to be 8.3%.

One of the most significant transactions that occurred within the Las Vegas office market was the sale of 2655–2685 S. Rainbow Blvd. Las Vegas, NV 89146. The property sold on September 22, 2026, for $8,400,000. The buildings totaled 63,730 square feet and sold for $131.80 per square foot.
The Buyer was Houchin Investment Propertiesand the Seller was BH Properties.
