Inventory
Total industrial inventory in the Las Vegas market area amounted to 198,300,785 square feet, up 8,576,380 square feet from one year ago, reflecting a 4.52% increase. There are currently 5,403,468 square feet under construction, a decrease of 3,334,432 square feet (-38.16%) compared to this time last year.

Sale Activity
In the fourth quarter, 37 industrial transactions closed with a total volume of $213,908,752.
The 37 buildings totaled 1,769,773 square feet, and the average price per square foot equated to $176.32.
Current market Cap Rates are reported to be 5.9%.

Mark of a Market.
One significant transaction that occurred within the Las Vegas industrial market was the sale of 3975 S. Durango Dr. The property sold on December 30, 2025, for $3,793,500. The building totaled 12,558 square feet and sold for $302.07 per square foot. The Buyer was Coffman Road LLC, and the Seller was Lewel LLC.
