Inventory
Total retail inventory in the Las Vegas market area amounted to 122,767,460 square feet, up 710,617 square feet from one year ago, reflecting a 0.58% increase. There are currently 1,450,543 square feet under construction, an increase of 584,988 square feet (+67.59%) compared to this time last year.

Sale Activity
In the fourth quarter, 72 retail transactions closed with a total volume of $207,389,440.
The 72 buildings totaled 690,709 square feet, and the average price per square foot equated to $391.46.
Current market Cap Rates are reported to be 6.4%.

Mark of a Market.
One of the most significant transactions that occurred within the Las Vegas retail market was the sale of 4701 W Sahara Ave – Desert Dodge. The property sold on November 14, 2025, for $8,000,000. The building totaled 29,960 square feet and sold for $267.02 per square foot.
The Buyer was CCC LLC, and the Seller was Desert Dodge Inc. (AutoNation).
