It’s been just over a year since MDL Group began providing commercial property management along the Wasatch Front. We’re incredibly grateful to our client who trusted us with this opportunity, and we’ve enjoyed getting to know this market and community along the way.

What we’ve observed so far is that commercial property owners throughout Salt Lake and Utah Counties really care about the appearance and operations of their buildings. 

Buildings are dynamic, they need care, and owners want their assets to perform financially. There’s no one-size-fits-all approach, but in our experience, the right move is finding a team that fits ownership’s philosophy.

Self-management keeps owners in full control but can be cumbersome for owners who manage multiple businesses or who want to acquire more property. Your time can get stretched thin as a portfolio grows or when a lease, tenant issue, or capital project needs more hands-on attention than one person has time for. Often, dedicated expertise can lead the way and free up your time.

In-house teams inside investment firms build real expertise, but they’re usually sized for the portfolio they own.

Residential-first firms bring strong day-to-day operations experience, but commercial leases, CAM reconciliations, and tenant relationships work differently than residential ones.

National, corporate property managers bring deep systems and resources, but they may lack the flexibility and personalization for private owners. One thing we hear from owners is they want to be more than a number in a portfolio so it’s important for owners to understand how their property will be staffed and the access they will have to their property manager.

Each of these property types comes with its own nuances: how the building is physically maintained, how tenant relationships and lease terms are handled, and how financial reporting is built for ownership. 

Tenant relationships in industrial property management differ greatly from shopping center management. Budgeting for capital projects on larger commercial properties differs from a single-family rental. While some things in Salt Lake City property management remain constant, like planning for snow removal, in our view, residential and multifamily management is a different discipline. They’re income-producing investments, they’re just run differently: shorter leases, constant marketing and turnover, and tenant relationships measured in months rather than years. Commercial leasing, CAM reconciliations, and ownership reporting are a separate skill set. 

Specialization like this is just one option among the several we’ve described, and it’s up to each owner to find alignment with their own philosophy and strategy. We do our best work for owners who want dedicated, specialized attention paid to their commercial office, industrial, or retail property. 

The fact is, we’re in Salt Lake City because of the way we work. That was recognized because our client, who had employed national firms and others, simply couldn’t find the type of specialized third-party management we provide.
