Sale Activity
In the first quarter, 48 industrial transactions closed with a total volume of $169,171,629.
The 48 buildings totaled 1,307,946 square feet, and the average price per square foot equated to $179.70.
Current market Cap Rates are reported to be 6.4%.

One significant transaction that occurred within the Las Vegas industrial market was the sale of 3950 Alto Ave. The property sold on January 2, 2026, for $66,450,000. The building totaled 339,257 square feet and sold for $195.87 per square foot. The Buyer was Realty Income U S Core Plus 2 Lp, and the Seller was Clpf Alto Avenue Llc.
