In our previous installment, Preventing the Headache: How The MDL Way Simplifies Maintenance and Vendor Management, we covered how proactive planning and disciplined vendor relationships protect the physical and financial health of your asset. But systems and processes, as important as they are, don’t explain why owners stay. They don’t explain how a trusted long-term relationship led to market expansion. That answer lies somewhere deeper, in culture.

To close our five-part series on The MDL Way, we are not going to tell you we have great values. We are going to show you what those values have produced.

Built to Last: The Story Behind the Company

MDL Group was founded in Las Vegas by Curt Anderson and Carol Cline who built this company from the ground up. In 2013, Hayim Mizrachi and Jarrad Katz joined as partners to lead the brokerage division and now run the company after the co-founder’s retirements. Over 37 years, MDL has grown to approximately sixty employees, brokers, and leaders across two markets.

While our work has adapted to market and technological changes, our clients have come to expect the same standard of excellence and values.

That continuity is not accidental. It is the result of six core values that MDL Group has carried through every leadership transition, every market cycle, and every new hire: Pride of Ownership, Integrity, Community, Family, Professionalism, and Gratitude. These are not framed and hung on a wall. They show up in how a property manager handles a maintenance call, how a vendor gets paid, how a budget gets presented to an owner, and how a new market gets entered.

If you have followed this series, you have already seen each of them in action.

Pride of Ownership: Leaving Everything Better Than We Found It

Every weekly property inspection, every preventative maintenance schedule, every work order documented is an expression of Pride of Ownership. It is the standard we hold our teams to whether a property is 6,000 square feet or 160,000. It is why tenants renew and why owners do not get surprised.

Integrity: Doing What We Say We Will Do

The 24-Hour Communication Standard is not a marketing promise. It is a daily operational commitment. The annual budget process tailored to and reviewed with each owner, and requiring formal approval before a dollar is planned, is integrity made visible. Financial controls, documented lease administration, accurate CAM reconciliations: these are all the same value expressed in different forms. Owners trust MDL because we do what we say, consistently, over years.

Professionalism: Expert, Reliable, High-Quality Service

Our vendor network across Las Vegas and Salt Lake City is licensed, insured, vetted, and paid on time, because professionalism extends to every relationship we manage on your behalf. Our property managers are local to the markets they serve, trained to the same standards, and held to the same expectations. Scale has not lowered the bar. It has raised it.

Family and Gratitude: The Relationships That Prove the Rest

Here is where culture becomes measurable.

Of the over 200 properties MDL Group manages today, the average client relationship is 7.2 years. One in three properties has been with us for more than a decade. Our longest active relationship stretches back more than 21 years.

Those are not retention statistics. They are votes of confidence, renewed year after year by owners who had other options.

The clearest example of what long-term relationships produce is how MDL Group came to expand into Salt Lake City. It was not a cold market entry or a strategic land grab. It grew directly from trust built over more than a decade with a client whose relationship with MDL began in Las Vegas. You can read the full story of that expansion and what it means for MDL’s growth in Utah here.

Community: Building Something That Lasts

MDL did not enter Salt Lake City to plant a flag. Our Salt Lake City property manager is rooted in that market, the same way every MDL property manager is rooted in Las Vegas. The goal is not to manage Utah from Nevada. It is to build MDL in Salt Lake City the way it was built in Las Vegas, relationship by relationship, property by property, with the same culture that has made this firm a market leader for over 36 years.

That is the MDL Way.

The Five Pillars, Brought Together

Over the course of this series, we have walked through what The MDL Way of commercial property management looks like in practice:

  1. The Trust Advantage: Property Tours and Tenant Relationships
  2. Transparency in Action: Communication Standards
  3. Beyond Rent: Financial and Lease Mastery
  4. Preventing the Headache: Maintenance and Vendors
  5. Behind the Scenes: Culture and Outcomes

Each pillar is a system. Together, they are a culture. And culture, sustained over decades and across markets, is what protects and grows your investment in ways that no single tool or policy can.

If you would like to experience the MDL Way firsthand, we would welcome the conversation. Contact us or request a property management proposal today.
